Challenge
The situation on site
Joined the project 4 years behind schedule. The immediate
challenge was not just execution — it was understanding exactly
what remained, what was approved, what was stuck and what had been
verbally agreed but never formally confirmed. Some materials had
been "approved" verbally for years and were now disputed. Some
required formal re-approval. Some had been installed and needed to
be demolished and rebuilt on the owner's instruction because no
formal approval existed. On top of this, the critical municipal
approval for a post-tension roof extension was outstanding —
blocking a large portion of the remaining structural scope. The
project needed a full reset: a clear picture of every remaining
work item, every pending approval, every stalled delivery and
every live risk — before any meaningful recovery could begin.
Role & Actions
What I specifically did

Full scope inventory on day one — remaining works, pending
approvals, stalled material deliveries, contractor disputes,
and active live risks. That picture determined the recovery
sequence.

Resolved the critical municipal approval for the post-tension
roof extension — the single biggest blocker on the structural
scope. Cleared this to unlock progress on the roof and
remaining structure.

Worked through disputed material approvals — identifying
which could be formally re-approved, which required
workarounds to avoid time loss, and which had to be demolished
and rebuilt per owner instruction.

Implemented zone-based execution planning — running Zone A
and Zone B works in parallel to maximise daily progress across
finishes, MEP interfaces and specialist trades without
congestion.

Supervised daily high-end finishing works room by room —
marble, stone, porcelain, gypsum, wood panels and
architectural details — preparing snag lists and closing items
before client visits.

Coordinated external stone and aluminium cladding — anchoring
details, waterproofing interfaces and façade alignment —
ensuring correct fixing methods and clean interfaces with
structure.

Managed RFIs and technical clarifications with the consultant
for special details, finishes and structural modifications —
keeping the approval chain moving rather than waiting on
outstanding items.

Maintained safety and area protection across a live finishing
environment — protecting completed rooms from ongoing works
and coordinating MEP teams to prevent clashes with ceilings
and decorative elements.
